We seek to be a good Bed and Breakfast Accommodation. We want to provide you with good quality, quiet, homely accommodation overlooking our great view, we have a unique character with the panoramic scenery and light and airy nature of the building.

Bookings are subject to the terms and conditions set out on this page.

Terms & Conditions

1. Bookings are only taken from adults aged 18 years or over. When a booking has been accepted, it is a binding contract.
2. A 50% non-refundable deposit is paid at the time of your reservation by a credit or debit card. This deposit confirms your booking.
3. In the event of a booking made close to your date of arrival, the entry in our booking diary containing your full contact details will be considered proof that we have communicated with you and accepted your booking.
4. Full payment is accepted via debit/credit card or by cash, at the time of arrival.
5. Cancellation
   1. One week’s notice of cancellation is required. If less than 1 weeks cancellation notice is given, the full cost of your stay and that of those booked under your name will be charged to your debit/credit card in line with the legislation for tourist accommodation. The initial 50% deposit is non-refundable.  We generally cannot refill rooms that have been cancelled at short notice; we strongly urge that you cover the cost of your booking with Holiday Insurance.
   2. We reserve the right to cancel a booking at any time before the date on which your stay begins under force majure situations. We would only expect to do so for some other unforeseen reason. In this unlikely event, we shall refund in full all money received by us for the booking and do our utmost to find you alternative quality accommodation in the area
   3. If guest(s) refuse to accept the accommodation booked on arrival, or to accept a suitable alternative, we reserve the right to treat this as a cancellation.
   4. If guest(s) decide to check out or leave early, the full amount of the original booking shall be paid.

Other matters

1. We do not discriminate on the grounds of gender, religion, race, disability or sexual orientation.
2. If you have a disability, difficulty with stairs, please tell us, we do have ground floor rooms which may be more suitable for you and we will endeavour to accommodate you in the most suitable room based on your information at the time of reservation.
3. The number of people sleeping in any room must not exceed the number booked in at the time of the reservation. For your security, friends of guests are allowed to visit the guest house by arrangement only.
4. Entrance to the Guest House is from 15.30pm onwards on the day of arrival and departure on the final day of stay should be no later than 10.00am. We may be able to accommodate an early arrival or late checkout by prior arrangement.
5. Smoking is not permitted anywhere in the Guest House or garden. Failure to comply will incur an excess fee of up to £150 for additional cleaning.
6. Excessive Noise, Abuse, drunken and disorderly behaviour will not be tolerated. If the property is damaged by any lack of care, reckless or deliberate means, a full charge will be levied to cover the cost of the damage and consequential losses so caused.
7. Any payment due owing to cancellation, curtailment or damage will be made on same credit/debit card account number given at the time of booking. The card holder will be notified of any such transaction.
8. We will not accept any claims for damage to clothing during the washing, drying or ironing process.
9. We regret we cannot accept children under 8yrs or pets, other than guide dogs.
10. Wi-Fi is provided free of charge in our home and no responsibility can be taken for its failure to operate satisfactory on your machine.
